The Art Of Staging A Home

Home staging is a technique that's commonly utilized in the selling of properties. In many cases, folks bring in professionals who are experienced in staging places. Others who have constant use for the skill, such as real estate agents, may decide to develop the talent themselves.

The goal is ultimately to make a good impression. Let's take a look at how that can be accomplished.

Warm Up a Depersonalized Space

It might seem strange to want to depersonalize a space such as a home, but the idea at the bottom of staging is that you want an individual seeing the place to imagine how they can improve upon it. For example, many in the home staging industry repaint the interiors to relatively neutral colors. This ensures that people visiting it will see the space rather than be slammed by a specific set of color choices.

At the same time, home staging is about making a place look warm. This is not warmth in the sense of vibrant and inviting colors but in the sense of making it feel like a home. The biggest thing is to have each room staged as a lived-in space instead of just showing empty rooms. Everything in a room should make sense for the room, such as putting couches and end tables out in the living room. You can use photos and paintings, but they should be artistic or stock photos rather than personal pictures.

Make Use of Mirrors

One of the simplest hacks for staging a house is to use mirrors to spread natural light into dark spaces. For example, a long hallway can be illuminated more naturally by setting up a few mirrors to encourage it to move down the length of the hallway. The same approach can be utilized in small rooms to make them feel a bit bigger.

Show Off Storage

We tend to think of storage spaces as things we hide from guests. Remember, the folks buying a house aren't there become your friends. They're trying to imagine themselves in a home, and nothing makes it easier to say yes to a house than seeing closets and pantries that really show off total storage capacity.

Landscaping

Keep the landscaping as basic as possible. Mow the lawn and plant basic flowers and greenery that look nice but that aren't over the top. Absolutely do not swap in any plants that may take months or years to fill in.
